Real Estate Listing Description Examples for Facebook Marketplace
Published October 10, 2026 · 7 min read
Key takeaways
A Facebook Marketplace listing description should be three or four short lines: what the property is, two or three concrete features, where it is, and how to see it.
Concrete details such as 'new roof in 2023' work better than adjectives such as 'stunning'.
Describe the property, not who should live there, and match the price and details on your Zillow listing.
On Facebook Marketplace, most people read a listing on a phone, and they see the
first lines of the description before they decide whether to tap “See more”.
A description written for the MLS, with a long paragraph of adjectives, loses them.
A short one that answers what a buyer wants to know gets the message.
The four-line formula
Line 1: what it is. Beds, baths, home type, and neighborhood. This is the line everyone reads.
Line 2: what’s good about it. Two or three concrete features, with years where you have them.
Line 3: where it is. Distance to something people recognize.
Line 4: what to do next. How to see it, and who you are.
Concrete beats flattering. “New roof in 2023” does more than
“meticulously maintained”, and “5 minutes to downtown” does
more than “great location”.
Template 1: single-family home for sale

Template 2: condo or townhouse for sale
2 bed, 2 bath condo in [building or community]. [Square feet] sq ft, [floor] floor. In-unit laundry, [parking type], balcony. HOA is $[amount]/month and covers [what it covers]. Walk to [nearby place]. Message me for a showing. [Your name], [Brokerage].
Template 3: house for rent
3 bed, 2 bath house for rent in [neighborhood]. $[rent]/month, available [date]. Washer and dryer included, central air, [parking type], fenced yard. [Lease length] lease. [Pet policy]. [Which utilities are included]. Message me to schedule a showing. [Your name], [Company].

Template 5: price change or open house

What to leave out
Stacked adjectives. “Stunning, gorgeous, must-see” tells a buyer nothing they can check.
All capitals. It reads as shouting and looks like the listings people scroll past.
Details that are already in the fields. Marketplace shows beds, baths, and square footage on their own. Use the description for what the fields can’t say.
Anything about who should live there. Describe the property, not the buyer or tenant. Phrases like “perfect for a young couple” or “ideal for singles” can conflict with fair housing rules. See our guide to Marketplace rules for real estate.
Check your state’s rules: most states require
your brokerage name on any advertisement, and some require a license number. Put them
in the last line.
Keep it consistent with Zillow
Buyers cross-check. If the price or the bedroom count on Marketplace doesn’t
match your Zillow listing, the post looks like a scam. The simplest way to stay
consistent is to write the description once, on the Zillow listing, in the four-line
shape above.
How long should a Facebook Marketplace listing description be?
Three or four short lines. Most people read on a phone and see only the first lines before deciding to tap for more, so lead with beds, baths, home type, and neighborhood.
What should a real estate listing description include?
What the property is, two or three concrete features, where it is relative to something recognizable, and how to arrange a showing. Add your name and brokerage as your state requires.
What words should I avoid in a listing description?
Avoid describing who should live there, such as 'perfect for a young couple'. Describe the property instead. Also skip stacked adjectives and all-capital text.
